Why is a Home Inspection Necessary?

The purchase of a home is likely the largest single investment a family or individual may make in a lifetime.  Most real estate professionals will include a home inspection clause with every offer presented.  Experts agree that a complete home inspection is an added measure of insurance with a real estate transaction.

A professional and complete home inspection will help assure all parties that the condition of the home does not have any hidden defects or other surprises that may affect the property value.

Who should Attend the Home Inspection?

We encourage our clients to attend the inspection, or at least arrive near the conclusion.  During the inspection, we may verbally expand our findings or include maintenance tips that go beyond the written report  These tips can help the buyer once they have moved in.

How Long does a Home Inspection Take?

Most inspections take about two to three hours, but can vary depending on the size and age of the home.  InspectOC will be as quick and efficient as possible, but will be thorough with the inspection.

I already ordered (or have had) a Termite Inspection.  How is a Home Inspection different?

A qualified home inspector acts much like a general practitioner in medicine, but for your home.  A termite inspector is a specialist who looks at specific areas of your home for wood-destroying pest infestation and wood damage.

A home inspection looks at all systems in your home, including Electrical, Plumbing, Heating and Air Conditioning, Foundation, Roof, Fireplaces, Interior, Exterior and Built-in Appliances.  Most of these areas, including mechanical components, are not included in a termite inspection.

How Much will a Home Inspection cost?

The low cost for a complete home inspection from InspectOC is small, compared to the potential cost if major deficiencies are discovered later.

Be careful when shopping for prices on a home inspection. Qualifications, experience, education and affiliation with reputable trade organizations are more important than price alone. A low bid on a home inspection may just provide you with what you pay for.

Who will benefit from a Home Inspection?

Many parties can benefit from a home inspection from InspectOC.

A Real Estate transaction is the most common reason to order an inspection.  Usually the buyer or buyers agent will include an inspection contingency in an offer.  This inspection contingency is removed by the buyer within a week or two, once an inspection has been completed and the buyer has had a chance to review it.  If defects are found that must be corrected, the agents will help the buyer and seller determine who and how any work gets done.

Other parties who may benefit from a home inspection include homeowners who have been in their homes for a few years or more.  Even with no plans to sell, it is often desirable to have an evaluation of the condition of your home, which can identify potential defects that can be repaired before they become expensive.

Homeowners planning to sell can have an inspection prior to or at the time of listing the property. This helps the sellers decide what repairs will be made, offers more time to do repairs and can save money. The listing inspection will provide potential buyers with assurances of the condition of the home. This is a powerful marketing tool to show prospective buyers the commitment to repair any issues uncovered during the inspection, and can help remove the last minute surprises that can disturb a smooth sale.

Investors and owners of rental properties may want to order inspections on their properties on a regular basis to identify and prevent problems which may lead to vacancies.  Early identification of a problem can provide significant cost savings in repairs.

Owners of new homes, up against a builders warranty (usually one year), can benefit from a home inspection.  Often referred to as an 11-month inspection, any defects found prior the expiration of the warranty can be presented to the builder for correction or repair.

If you are a recent buyer of a home that has a home protection warranty, it can be wise to have an inspection before the expiration of this warranty. The inspection can identify components that are in need of repair. In many cases these repairs can be made, or components replaced while the warranty is still in force.

How should I prepare my home for an upcoming Inspection?

If your home is on the market, will be on the market soon, or if it will be inspected in the near future, there are things you can do to help the process go smoother.

For the inspection, access to plumbing and mechanical components is important for a proper and thorough inspection. If closets, cabinets or garages are too full, the inspector cannot move boxes or empty cabinets to gain access to components or plumbing under the sinks. It is important to have unrestricted access to the water heater, furnace, electrical panels, closets and attic openings.

If the house is vacant, it is important that all utilities are turned on. Should the water, gas or electricity be off at the time of inspection the inspector will not turn them on. Therefore, the inspection will be incomplete, requiring an extra charge for the inspector to re-visit the property to complete the inspection. This can possibly affect the time frame in removing sales contract contingencies, or delay the closing date of the sale.
